What We Do

Fire Risk Assessments:

  • Identify fire hazards and people at risk, including vulnerable occupants.

  • Evaluate, remove, or reduce risk with proportionate, practical measures.

  • Review physical precautions: alarms and detection, signage, emergency lighting, extinguishers, and escape routes.

  • Review management arrangements: staff training, drills, maintenance/testing regimes, and records.

  • Provide a prioritised action plan with timescales, responsibilities, and clear next steps.

 

Assurance and approach

Our assessments follow recognised UK guidance and reflect methods used by fire and rescue services and government publications. Reports (assessments) are written in plain English, include photos where helpful, and set a sensible review schedule to support ongoing compliance.

R2B Fire Safety’s assessors are members of the Institution of Fire Engineers (IFE) and apply a people‑centred, proportionate approach grounded in real‑world practice.

Q: What is a Fire Risk Assessment (FRA)?
R2B: A structured review of fire hazards, people at risk, and existing controls in your premises, resulting in a prioritised action plan to reduce risk and keep people safe.
 
Q: Do I need a Fire Risk Assessment?
R2B: Yes—most non‑domestic premises and the common parts of multi‑occupied residential buildings require an FRA. Duty‑holders include employers, landlords, building managers, and responsible persons.
 
Q: Who is responsible for arranging it?
R2B: The Responsible Person (for example an employer, landlord, freeholder, managing agent, or building manager). Where duties are shared, responsible persons must cooperate and coordinate.

Q: What’s changed recently in the law?
R2B: Recent fire safety legislation expanded duties to record key fire risk assessment information and fire safety arrangements in most premises. If you’re unsure what applies, we’ll advise for your building.
 
Q: What makes a competent assessor?
R2B: Relevant training and experience, recognised professional membership (e.g., IFE), proportionate judgement, and clear, practical reporting in plain English.
 
Q: What does an FRA include?
R2B: Identification of hazards and people at risk; review of alarms/detection, signage, emergency lighting, extinguishers, and escape routes; review of training, drills, maintenance/testing regimes, and records; and a prioritised action plan with timescales and responsibilities
 
Q: How often should I review or update my FRA?
R2B: At suitable intervals and whenever there are material changes (layout, occupancy, processes) or after an incident/near miss. Many duty‑holders review annually or sooner if needed.

Q: How long does an FRA take and when do I get the report?
R2B: Small to medium sites typically take a few hours on‑site; complex premises take longer. Reports are usually delivered within a few working days—faster options are available by request.
 
Q: Will I receive a certificate?
R2B: You’ll receive a written report with findings, photos (where helpful), and a prioritised action plan. If you require a completion note for your records, we can provide one.
 
Q: Can you help if I’ve never had an FRA before?
R2B: Absolutely. We guide first‑time and small business duty‑holders through each step, explain findings in plain English, and support next actions.
 
Q: I’m a commercial tenant—do I still need an FRA?
R2B: It depends on your lease and areas under your control; duties are often shared. We’ll help clarify responsibilities and avoid gaps.
 
Q: What happens if I don’t have an FRA?
R2B: You risk enforcement action, financial penalties, insurance issues, and—most importantly—harm to people. An FRA is a core legal duty in most premises.
 
Q: Can you coordinate an FRA with fire door inspections?
R2B: Yes—we can schedule both together and align reporting to save time and cost.
