    Check door leaf and frame condition, hinges, latches/locks, closers, vision panels, signage, and hold‑open and closing devices (self-closers) to ensure doors close and latch reliably.

 

  • Verify seals, gaps, and thresholds
    Assess intumescent and smoke seals, permissible gaps, and threshold condition to support smoke and flame resistance as intended.

 

  • Confirm certification and component compatibility
    Review markings/certification (where present) and check that fitted components are suitable and correctly installed for the doorset type.

 

  • Note related compartmentation issues (where visible)
    Flag any apparent issues at or around door locations that could compromise fire/smoke separation and escape routes.

 

  • Plain‑English findings with photos, a defect schedule (action plan), priority‑based remedial actions, and optional re‑inspection to verify completed works.

Q: Do I need a Fire Risk Assessment?
R2B: Yes—most non‑domestic premises and the common parts of multi‑occupied residential buildings require an FRA. Duty‑holders include employers, landlords, building managers, and responsible persons.
 
Q: Who is responsible for arranging it?
R2B: The Responsible Person (for example an employer, landlord, freeholder, managing agent, or building manager). Where duties are shared, responsible persons must cooperate and coordinate.
 
Q: What’s changed recently in the law?
R2B: Recent fire safety legislation expanded duties to record key fire risk assessment information and fire safety arrangements in most premises. If you’re unsure what applies, we’ll advise for your building.
 
Q: What makes a competent assessor?
R2B: Relevant training and experience, recognised professional membership (e.g., IFE), proportionate judgement, and clear, practical reporting in plain English.
 
Q: What does an FRA include?
R2B: Identification of hazards and people at risk; review of alarms/detection, signage, emergency lighting, extinguishers, and escape routes; review of training, drills, maintenance/testing regimes, and records; and a prioritised action plan with timescales and responsibilities
 
Q: How often should I review or update my FRA?
R2B: At suitable intervals and whenever there are material changes (layout, occupancy, processes) or after an incident/near miss. Many duty‑holders review annually or sooner if needed.

Q: How long does an FRA take and when do I get the report?
R2B: Small to medium sites typically take a few hours on‑site; complex premises take longer. Reports are usually delivered within a few working days—faster options are available by request.
 
Q: Will I receive a certificate?
R2B: You’ll receive a written report with findings, photos (where helpful), and a prioritised action plan. If you require a completion note for your records, we can provide one.
 
Q: Can you help if I’ve never had an FRA before?
R2B: Absolutely. We guide first‑time and small business duty‑holders through each step, explain findings in plain English, and support next actions.
